Point Estate

Moskito Island, British Virgin Islands

Elevation sketch

The Bali-style Point Estate features a series of cascading Villas nestled into the cliffside. The communal center, the Great House, is surrounded by a curved infinity pool with underwater skylights. Sitting lower on the site, the Seaside Pavilion is an overlook to the straits at Manchioneel Bay and has an open-air dining terrace above a Private Bedroom Suite. The Point Estate’s Main Suite is designed to break the barrier between built and unbuilt, bringing the feel, sound, and aesthetics of the island into the living space. The sliding door mechanism allows for the room to open up to the water with views of Virgin Gorda. The deck is furnished for lounging, providing 270-degree views of the water. The thatched roof captures the essence of the surrounding ecosystems and deepens the connection to the island.

The Guest Suite sits tucked into the landscape at the end of the estate. An intimate, serene, and casually elegant one-bedroom suite captures the stunning early morning sunrise and fresh sea breeze. The most private suite on the estate, designed to highlight and honor quiet and reflective spaces. Located down the footpath off the estate’s Great Room, the nautical-inspired built-in bunkroom sleeps 8, perfect for families and large groups. Dark wood frames, boat cleats, and netting simulate a ship’s berth. The bunkroom is sited for easy access to both the pool and beach, making it a perfect family gathering point. The Main Suites' indoor-outdoor bath celebrates island living. The custom outdoor soaking tub is shielded by natural landscapes while maintaining views of the ocean. The light finishes of the soaking tub and in-room accessories are meant to extend the beach tones to the room.

A Stepped Site

Composition

The Point Estate is composed as a series of pavilions that step down the cliffside, following the natural topography rather than imposing upon it. Each structure is positioned to maximize privacy, views, and prevailing breezes while maintaining a cohesive architectural language. At the center, the Great House anchors the composition and organizes shared experience. From this core, the estate unfolds outward and downward, transitioning from communal to private spaces. The Seaside Pavilion extends the composition toward the water, reinforcing a direct connection to Manchioneel Bay. The Main and Guest Suites are set apart from the central volume, allowing each to function as a private retreat. Paths between buildings are carefully choreographed, creating a clear sequence of movement through the site.
