Early Concept Sketch

Harbor View sits on a small rise overlooking the Atlantic Ocean and inner waterways, naturally coexisting with the surrounding native plantings, shifting sands, and windswept dunes beyond. The fragile landscape is met with sensitive ecological planning and design, ensuring the protection of a coastal bank, surrounding shoreline, and habitats. The house becomes an extension of this landscape through the introduction of various outdoor living spaces and glazed openings that emphasize the uninterrupted 270° panoramic coastal vista. The expansive Great Room anchors the main floor, supported by the intimately scaled Sunroom and Study. The Sunroom converts to a Screen Porch by pocketing tall single hung windows into the walls above. A double-sided fireplace connects the Screen Porch to the Study, both looking out on the landscape.
All bedrooms are outfitted with en-suite bathrooms and water view balconies featuring curved shingle hoods. The Main Bedroom and Great Room look out to moored boats in the harbor and to the ever-changing shoreline of the Atlantic. Harbor View’s Roof Deck provides distant views out to the sea and is appointed with Spa, Fire-table, Kitchenette, and Dining Area. The Deck is sunken beneath the house ridgeline to provide a private outdoor living experience and maintain a low profile to the landscape. This area is accessed via a bespoke operable skylight, allowing sun to pour into the core of the house.

Connection to Nature
Composition
The physical and visual connection to the natural surroundings is important to this project. All primary interior spaces have oversized glazed openings to enhance the connection to the surroundings. The glazing specifications promote clear vision while also reducing solar heat gain. Additionally, 4 out of 5 primary facades are adorned with exterior spaces, balconies, terraces, decks, and porches. The Roof Deck also serves to promote the connection to nature.
