Campus Circulation Study

Concord Academy’s Strategic Plan called for an evaluation of all existing campus spaces to optimize use and explore creative interventions to unlock opportunity within the campus core. The Space Utilization Plan (SUP) process focused on engagement with campus leadership and the Board of Trustees to create a vision for the school’s centennial that was aspirational, transformative, and achievable. studioDSK began with the facilities team to create a platform of understanding around the existing campus - the campus perception of needing to “measure in square inches rather than square feet” related to initial benchmarking indicating that the school was, indeed, doing more with less. studioDSK explored zones of legacy and zones of opportunity on Concord Academy’s historic campus. The goal was to balance treasured landmark houses on Concord’s historic Main Street while providing transformative learning and living environments to students and faculty.

The SUP process surfaced four priorities. First, the science wing was underperforming against the program quality index and curriculum needs, leading to the CA Labs initiative. Second, the main building (an amalgam of eight structures from different eras) lacked a clear point of entry and arrival, addressed under MSL. Third, the historic homes along Main Street had limited capacity and required intervention to rebalance student distribution and realign house parent assignments. Fourth, the Performing Arts Center was underperforming in both the program quality index and a facility condition index review, signaling the need to plan a new performing arts facility, the Centennial Arts Center. These interventions collectively have redefined Concord Academy’s core campus and have created a more intentional and cohesive pedestrian focused experience knitting together modern amenities and facilities in a historic campus context.
